Buying TV's for short term rental properties

I just purchased a community with 13 rental cabins and a shared amenity area.  I will be purchasing at least 14 new TV's for these buildings, and I want a smart TV in each so I don't have to subscribe to a separate cable service.  My question is this:  Do I have to login to all of these TV's under my Roku subscription to make the TV active?  If I'm not required to login to make the TV work, what types of apps/programming will a guest have access to?  I've read a little about "Guest Mode" on these, but I still don't quite understand how it works.  I need something that each visitor can access their own services (i.e. Amazon, ESPN, etc) and log out upon leaving.  How does the Roku TV compare to other Smart TV's?
