Disney+ Will not play any video. The dolby symbol appears for 30 seconds, and BUFFERING TIMEOUT error appears. All other streaming apps play normally. Internet speeds on TV measured at 56MBps.

Just did a system restart. Solved the issue.

System restart fixes the problem temporarily. Reinstalling app after deleting also temporary fix only.
tried both hard reset and uninstalling and reinstalling on premier and ultra. No Joy. worked fine before 9.4.0 build 4200 update. Can we go back to a previous revision?
Installed app on TV (wireless) and buffering goes away. Seems to be Roku update.
I have an update on the buffering issue. I tried a third Roku (premiere) with the same update on the same network and it worked. I tried several ways to isolate what was common with the other two and turned off the web cache on my router. Now they all work with no buffering! There must have been something in the cache from the previous version that got Disney plus (only) confused when the update occurred. Hope this helps others with the same problem.
I have tried all of these things and I am still having the problem on both of my Rokus.
UPDATE: So, this is weird but I had recently set up my modem with parental controls to block malicous sites, porn, etc.... I have 4 kids and this was a new modem from Xfinity. Well, i unchecked that box and sure enough, Disney + worked. Go figure. It only blocked it on the Rokus, not any of the others devices using my Wifi or hard wired in the house.. PS4/5, Fire Stick, or mobile devices.
Same problem here via both Roku Express and Roku Premiere. Located in Ontario, Canada.
I have tried everything mentioned here, including resetting the device, rebooting the device, reinstalling the application, refreshing the modem/router...no luck. It's been a terrible few weeks with awful streaming in Disney+. Excellent internet connection at both units, 40+ mbps.
I really hope an update comes soon. I'm losing patience.
